An HOA or homeowners association is the organization that creates and enforces the rules and regulations pertaining to a subdivision or condo community. For instance, the HOA may decide that all the houses in a community must be a certain height or that specific building materials are used for every home in the subdivision. Some communities establish an HOA to enforce uniformity throughout the community. These rules help to ensure that the residential properties are aesthetically pleasing and the community is clean and safe. For instance, the organization may decide that each resident has a certain amount of days before they have to mow their lawns. Or, the HOA may decide that houses in the community can only be painted in a specific color scheme. The regulations put in place by the HOA can also increase the property values for homes or condos in the community if the residents adhere to the rules.
The homeowner’s association also manages the dues that residents pay to fund communal resources such as a swimming pool, paved roads, or a neighborhood park. The dues are usually paid monthly and some of the money is put into a reserve account for large-scale projects and financial emergencies.
